Nestled within the private, gated community of Kiva Dunes in the Fort Morgan area of Gulf Shores, Anchor Down by the Dunes offers a peaceful coastal setting just moments from the Gulf. Known for its natural beauty and quieter stretch of beach, this area is ideal for those looking to unwind while still enjoying access to resort-style amenities.
The beach is easily accessible by a short walk or a quick ride on the complimentary neighborhood shuttle, which connects you to key spots throughout the community. Guests may use either the West Beach walkover or the East Beach walkover, both of which provide direct access to the wide, sugar-white sand and clear Gulf waters. Please note that both beach access points include stairs and are not wheelchair accessible.
Pickleball and tennis courts are located just steps from the home—approximately a one-minute walk directly out front—making it easy to enjoy a quick match or a casual game during your stay.
The Kiva Dunes Golf Course is easily accessed through the golf shop located at the Kiva Lodge, where guests also pick up parking passes upon arrival. Inside the lodge, you’ll find the golf shop as well as the Kiva Grill, a convenient on-site dining option open to guests. The lodge area also includes one of the community pools available for guest use, along with outdoor seating at the grill that overlooks the beautifully maintained golf course.
The community itself is quiet and walkable, with low-traffic roads that are ideal for strolling or biking, though there are no formal trail systems or sidewalks.
Please note: The Kiva Beach Club (including its pool and restaurant) is reserved for property owners and guests of the Kiva Dunes rental program and is not available to guests staying at this home.
Whether you’re here for beach days, golf getaways, or simply to relax in a calm coastal setting, this location offers the best of Gulf Shores with a more private, laid-back feel.
Getting around
Guests may walk or use the complimentary on-property shuttle to access resort amenities and beach access points. Limited, short-term parking is available near the Blue Heron Cove Pool for a shorter walk to the West Beach access. Additional limited overflow parking may be available near the Osprey Circle Pool; guests are asked to use pool-area parking for brief access only and not for extended stays.
Anchor Down By the Dunes is a cozy 2-bedroom guest house with its own kitchenette, living area, porches, and a private indoor game room below. Guests also enjoy access to the shared private pool and spa and the beautiful Magnolia Mooring grounds.

The kitchenette is thoughtfully outfitted with Café brand appliances — a full-size refrigerator, dual convection microwave oven, and 2-drawer dishwasher. A portable 2-burner induction cooktop with a compact countertop vent is provided for easy meal prep. A stylish Kohler pull-down faucet, cookware, and essentials are included.
Guests at Anchor Down By the Dunes enjoy full access to Kiva Dunes resort amenities**, including the complimentary on-property shuttle, both beach access points, three community pools, and the community tennis and pickleball courts. With the Osprey Pool and the adjacent tennis and pickleball courts just steps away, this guest house offers outstanding convenience while staying close to everything in Kiva Dunes. **Please note that the private Kiva Beach Club is reserved for owners and guests booked directly through the Kiva Dunes rental program and is NOT available to our guests; all other standard resort amenities listed above are fully available to our guests.
Location & Getting Around:
A car is recommended for grocery trips, restaurants, and exploring Gulf Shores. Within Kiva Dunes, guests can use the free neighborhood shuttle (a large open-air golf cart) to reach the beach access, golf clubhouse, on-site restaurant, pro shop, tennis and pickleball courts, community pools, and the entrance to the golf course. The resort is very walkable inside the community, but most guests prefer having a vehicle for off-property needs.
Note: We’re putting the finishing touches on a few window treatments this January; the home remains fully private and comfortable.

Pool heating is available for an additional daily fee. The spa (hot tub) is included.

Needed a quick beach getaway for 2 in late February. This guest house exceeded expectations. Heated pool and hot tub were perfect and made the trip. Clean as could be. Host was incredibly responsive to all of our needs during the stay. I give the guest house a 10/10. This was a 2 person trip. Looking forward to going with more people and booking both the main and guest house at some point in the future.

We were impressed with the upscale, modern botanical décor of this brand-new build in a beautiful, established residential neighborhood. The bed was very comfortable, the coffee station convenient, and the four-minute walk to the beach was a delight—we saw only one other couple there. The pool and fire pit were very Zen and private. Quality craftsmanship and stunning architectural details, like built-in bunkbeds and dovetail joinery, made us want to move in permanently. But alas, all vacations must end and we left knowing that the TV would automatically erase our Netflix account information. We came as a couple on this trip, but would like to return with our whole family.
