Magnolia Mooring* is a brand-new luxury coastal home in Kiva Dunes featuring four beautiful bedrooms, a private pool and spa, multiple porches with Gulf breezes, and warm coastal-botanical interiors. Just steps from the Gulf and designed with elevated finishes, this home is the perfect retreat for families, friend groups of all ages, golf getaways, and special celebrations — including girls’ and women’s trips, men’s weekends, bachelor/bachelorette gatherings, wedding groups, writing retreats, and wellness weekends — all with a focus on comfort, style, and relaxation. Teen and young-adult groups are welcome with responsible adult supervision.

The kitchen is thoughtfully designed for both everyday use and relaxed entertaining, featuring upgraded Café appliances—including a 36" dual-fuel gas range—elegant Kohler fixtures, a farmhouse sink, and custom cabinetry with roll-out storage and interior lighting. The adjacent wet bar includes open shelving and a dedicated ice machine, making it easy to prepare cocktails and refreshments. A dining table seating up to eight anchors the space, complemented by a spacious island for shared meals, morning coffee, and relaxed gatherings after a day at the beach.

Upstairs, a dedicated beverage station with sink, Café mini fridge, and Nespresso coffee maker offers a convenient place for morning coffee, chilled water, favorite drinks, or evening wine without heading downstairs.

Guests of the Main House enjoy full access to Kiva Dunes resort amenities**, including the complimentary on-property shuttle, both the East and West beach access points, three community pools, and the tennis and pickleball courts. The home is located just steps from the Osprey Pool and the adjacent tennis and pickleball courts, allowing easy access to recreation beyond the home itself.

Please note: When the guest house is occupied by a separate group, the private pool and spa are shared between both homes. **The private Kiva Beach Club is reserved for owners and guests booked directly through the Kiva Dunes rental program and is NOT available to our guests; all other standard resort amenities listed above are fully available to our guests.

Location & Getting Around:

A car is recommended for grocery trips, restaurants, and exploring Gulf Shores. Within Kiva Dunes, guests can use the free neighborhood shuttle (a large open-air golf cart) to reach the beach access, golf clubhouse, on-site restaurant, pro shop, tennis and pickleball courts, community pools, and the entrance to the golf course. The resort is very walkable inside the community, but most guests prefer having a vehicle for off-property needs.

Note: We’re putting the finishing touches on a few window treatments this January; the home remains fully private and comfortable.

Pool heating is available for an additional daily fee. The spa (hot tub) is included.
